The Port of Olympia | East Bay District Redevelopment

PROJECT UPDATE [As of May 11th, 2009]: An RFQ was issued on November 21, 2008, inviting developers to note their qualifications and interest in development of six waterfront parcels in the Port’s East Bay District in downtown Olympia, Washington.  Responses were due December 30, 2008. 

Per the process outlined by the RFQ, the Port narrowed the responses down to a shortlist of five firms, whom it invited to make formal proposals for development on the six waterfront parcels in the Port’s East Bay District. The developers selected were Intracorp, Lorig Associates, MJR Development, Tarragon and Vine Street.

The RFP was issued to the five shortlisted firms on March 2, 2009, with proposals due by April 24, 2009. 

Responses have been received and are under review by Port Staff. Developers will present their development concepts at an upcoming public open house on May 20th. Anyone interested in the redevelopment of East Bay is invited to attend. Below are the details of the Open House:

PROJECT VISION: Redevelopment of the East Bay District will transform a currently underutilized 13.3-acre site into a vibrant pedestrian-friendly district with a dynamic mix of uses that facilitate 18-hour neighborhood appeal through both daytime and evening activity. The new East Bay District will serve as a gateway to the other port districts on Port Peninsula, and as an extension of downtown Olympia across State Avenue.

DEVELOPMENT OPPORTUNITY: The total District is 13.3 acres and consists of nine parcels. Six parcels, totaling 6.83 acres, are available to the shortlisted firms for development, and range in size from approximately 19,600 to 116,000 square feet. The Port will be responsible for appropriate environmental cleanup and construction of infrastructure in order to offer the parcels to the private market as “pad-ready” building sites.

The District’s location, size, and the significant public investment being made by the Port and its partners equates to an excellent urban redevelopment opportunity, one that will provide a new anchor for downtown Olympia and in so doing, further strengthen its position as a regional destination for the South Puget Sound.
